Contact your agent and provide them with the address of the property you are looking to sell and schedule a site visit. A preliminary CMA and Listing Presentation will be prepared prior to the visit and a more in depth analysis of a listing price and marketing strategy will be determined at or after the site visit, followed up with a final proposal and a listing agreement.

Your agent will return to the property once an agreement has been signed and advise you on ways to prepare your home for photographs and listing. This includes tips on how to declutter and depersonalize, highlight key features and make necessary styling suggestions. Every client is provided with complimentary professional photography that will highlight the interior and exterior of the house as well as aerial shots of the property and surrounding. It may be recommended that a seller engage with one of our tried and true local staging companies to emphasize the property’s unique selling points and create a welcoming atmosphere.

Now that your home is ready to list, the focus will be finding the right buyer, negotiating an offer that meets terms and conditions agreed upon by both parties and going under contract. From here your agent will work side by side with the buyer's broker, the lender and the title attorney to manage deadlines, handle any contingency negotiations and collect all executed documents required to close.

Prior to the closing, you will receive a settlement statement to review and your agent will attend the final walk thru, with the buyer and their agent, to assist in answering any last minute questions. At the closing you will be asked to bring your valid ID, sign and record the necessary documents and present the keys to the new owners!
